Guild Mortgage, in partnership with Homium, announced an expansion of shared-appreciation mortgage (SAM) financing for first-time homebuyers. By leveraging private capital in coordination with local housing agencies and nonprofits, this program delivers meaningful down payment assistance while preserving affordability and financial stability for new homeowners.

Homium’s Shared-Appreciation Mortgage (HSAM) provides borrowers with up to 40 percent of a home’s purchase price in down payment assistance, without adding monthly debt burden or requiring mortgage insurance. Instead, borrowers repay the same percentage of equity appreciation they received* when they sell or refinance, or at loan maturity. This structure broadens access for families historically locked out of homeownership while offering investors and housing agencies a sustainable way to recycle funds and expand impact.

The Guild-Homium partnership empowers buyers who may currently be locked out of homeownership by providing a fair, affordable way to finance the downpayment that otherwise stood as a barrier. Borrowers taking advantage of this unique program are able to purchase their first home without depleting their savings, resulting in financial stability as they build equity.

An initial program will launch in Detroit, sponsored by Detroit Pistons basketball veteran Tobias Harris, with financial support from the Michigan State Housing Development Authority (MSHDA) and certain mission-aligned nonprofits. Guild, Homium, MSHDA, and other local nonprofits will kick off the program with the Promise of Home Homebuyer Readiness Fair for future homeowners in Detroit on Saturday, Sept. 27. The event will take place at the Heilmann Recreation Center, 19601 Brock Avenue, Detroit, at 10 a.m.

Participation from Housing Finance Agencies (HFAs) and nonprofits are essential to the success of the Guild-Homium programs and speaks to the value that down payment assistance and attainable homeownership programs offer to cities and towns across the country.

The Homium Shared Appreciation Mortgage is now available to eligible first-time homebuyers in select areas of Detroit as part of a pilot program, with plans to expand to additional markets.
